4180 sw 99th Roof Leak
We bought the house at 4180 in April, and moved in June after doing repairs.
The roof leak slowly drools water down the corner between the garage and the front of the house. The actual underside of the leak at the bottom is hidden by a triangular space enclosed by plywood. This is under a valley in the shallow hipped roof between the 1960 house and the 1963 garage. There is one layer of 10 to 20 year old shingles on the roof.
There is also some plastic in the attic above the dining room, and there is a very small amount of water damage (now dry) on the living room wall. There is no sign of a leak in the attic, and no moisture on the plastic, just dust that has been there a long time. This leak was probably repaired years ago, and the plastic left in place.
We also would like to properly install an attic fan, now improperly attached to a small roof vent.
I can be reached at keithl AT kl-ic DOT com.
Here are some pictures:
- 0392 Leak near ceiling - discolored wood, possibly replacing original decking. Water drools down the exposed house side, possibly getting under the siding.
- 0393 Farther down the wall, moist drywall. If we can put a non-ugly tarp on the roof to temporarily keep the moisture out, we can finish and paint the drywall
- 0342 View from outside. No water noticed on wall outside, but top of soffit was wet
- 0343 View of valley. The garage roof to the left, the house roof to the right. The house is pitched about 4 in 12, the garage about 3 in 12, the valley 2.5 in 12. A gutter cleaning helper put some soap on the moss to allegedly kill it a few weeks ago - didn't work.

- 0345 The gutter was loose, with an edge digging a hole through a shingle. We reattached it with the two gray hex-head screws. The hole was farther down than the leak, though.
